Robert A. Schmitz & Co., industrial and commercial real estate agents located in Rolling Meadows, Illinois, announces the sale of the one-story industrial building located at 455 Kay Avenue, Addison.  The facility, comprised of 21,000 SF situated on a 1½ acre site, had an asking price of $1,690,000.  The seller, an undisclosed private investor, was represented exclusively by Daniel E. Exclusive Agency From The Owner’s Standpoint…

  1. It is the only way a real estate broker can serve YOU, the client, properly.  Would you have 10 lawyers represent you in a lawsuit, each working independently of the other?  It is better to be represented by one agent than to be misrepresented by a dozen.
  2. From one agent, you have a right to demand proper attention to your property; from a dozen brokers, you have no right to expect anything.  You need the kind of service most likely to result in a sale.
  3. An agent working only on exclusives can give each property proper attention; can afford to advertise it; and is more likely to effect a sale, AND at a better price.
  4. Can you expect a broker to try and get you the best possible price for your property, knowing that a dozen others are offering it also?  No; he will do what you have forced him to do:  sell it if he can, at the price the purchaser offers.
  5. When you look to one agent only, you know he is advertising your property properly, that he is offering it freely in the best channels, using the best methods to attract buyers.
  6. “Too many cooks spoil the broth.”  This is especially applicable to the sale of real estate.  An irresponsible freelance system only means an enormous loss of time and money and can plunge owners and brokers into expensive lawsuits, which could otherwise be easily avoided.
  7. A competent and self-respecting agent would rather list 10 properties exclusively than 100 in the old slipshod manner.  If you are one of the 10, your chance of selling or leasing, AND at a good price, is better than if you are one of the 100.
  8. Some owners fear that an exclusive agency may prevent them from selling or leasing their property through some other source.  This is a mistake.  Any conscientious exclusive agent is willing to serve his client’s best interests by dividing his commission with another broker who may have a customer; and the owner can, AND should, keep his agent advised of all inquiireis he may get, AND work in harmony with him.
  9. List your property with one live, wide-awake, aggressive firm that will only consent to market your property if placed with them–namely, ROBERT A. SCHMITZ & CO.  They will serve you better than 10 inactive firms who list everything offered, but sell or lease little.
  10. Concentration applies to the real estate business the same as to any other.  You should, in your own interest, concentrate your business into ONE good office, which in turn will concentrate its best efforts on your property.
  11. The net result of an exlcusive agency:
  • Your agent, feeling sure in due time, of fair compenstion for his services, will ALWAYS be looking out for your best interests.
  • He can afford to advertise your property extensively.
  • He can afford to spend the necessary time on it.
  • He can offer it safely to another fellow broker who has a prospect.
  • He will secure the BEST price possible for you.
  • He will save you the annoyance of dealing with “Tom, Dick and Harry.”
  • Your agent does it for you, separating “the wheat from the chaff.”
  • His experience better fits him for the job.

Study the question from every angle and you will wonder why the merit and necessity of the exclusive agency system has not occurred sooner to you with compelling force.

40,000 sq. ft. Industrial Property Sold to Defense Contractor

Wheeling, Illinois

Robert A. Schmitz, president of ROBERT SCHMITZ REAL ESTATE, represented an undisclosed real estate investor in the purchase of a 40,000 sq. ft. industrial property located at 1535-1537 Abbott Dr., Wheeling. Built in 1987 and remodeled in 2006, the property features 21′ ceilings, heavy power, gas heat, sprinkler system, interior docks and drive-in doors. It is situated on a 2.75-acre site.

The end user will be Glenair Microway, a government contractor whose work encompasses various projects, including work for NASA and America’s space program. Glenair Microway is expected to occupy the facility in the first quarter of 2009.

The buyer plans to conduct further extensive rehabilitation to the interior and cosmetic work on the exterior, enhancing the building’s already impressive corporate image.

Dan Kuksa, principal Blue Prairie Group, Ltd., is the architect for the rehabilitation work and Kevin Kazimer, principal of Kioxin, is the general contractor. Financing is provided by Glenview State Bank.

The asking price was in excess of $2,000,000.00.

The Oldham Group Leases Space In Itasca
